Like your new car, to maximize your return on investment, it is important to do appropriate inspections and ongoing maintenance. That same thing can be said about your commercial roofing plan.  With regular, scheduled inspections, and proactive preventative maintenance to make your roofing system last longer, you will stop little problems from becoming huge ones and  stretch your roofing budget further.

Types of Inspection/Maintenance

There are actually different types of inspection and maintenance needs to consider.  First is a scheduled inspection and maintenance.  This is pre-arranged and generally falls within a contractual arrangement with your roofing contractor of choice.  Of course, it is our hope that your choice will be Roman’s Roofing and Restoration!

The second type we like to call the “as needed” inspection/maintenance need.  This should occur whenever a significant severe weather occurrence happens.  Extreme thunderstorms, heavy winds, large hail, heavy snow, etc. are events that can cause unexpected damage to your roofing system.

Scheduled Inspections & Maintenance

Most roofing system manufacturers recommend scheduled inspections with appropriate preventative maintenance at least twice a year, generally Spring and Autumn.  Why then?  Your roofing system is coming out of a time of extreme weather conditions and preparing to go into the next time of extreme conditions.  Checking for damage and preparing for the next onslaught just makes good sense.

As Needed Inspection & Maintenance

A significant weather event is only a single example of a possible “as needed” inspection/maintenance need.  Fire, evidence of leakage, debris strike, the list is potentially endless.  Any time something unexpected happens that has the potential to damage the roofing system, it is in your business interest to have that system inspected and appropriate maintenance or repairs conducted.

Benefits of Inspection/Maintenance Programs

Though we have touched on a few of the more obvious benefits of an inspection/maintenance program, there are many more benefits to consider.

  • Saves Money. Amazing, but true.  A scheduled roof maintenance program costs an average of 1% to 5% per year of the cost it would take to replace that same roof.  Additionally, proactive repairs average less than half the cost of reactive repairs.
  • Increased Longevity. Though roofing systems have differing lifespans, on average a roofing system with a scheduled inspection and maintenance program will last 8-10 years longer than one without.
  • Warranty/Insurance Claims. The unexpected happens, which is why you have insurance and why you want a roofing warranty.  Your warranty may require scheduled inspections and preventative maintenance.  Should a claim occur, your insurance company will want to see those inspection documents and your maintenance record to prove if negligence could be a potential contributory factor.
  • Adverse Situation. If an adverse situation occurs, leading to an “as needed” inspection, identifying any issue early obviously saves money in the long run.  By identifying a small leak caused by a hailstorm, for example, a small repair can occur rather than waiting for a large leak to develop, which could potentially lead to damage to the underlying roofing structure.
